Independent Inspection - Pre PCI

We had the II completed yesterday by New Homes Inspections - gee they know their stuff, overall pretty happy.  Shall wait till we have the full PCI with SS this Thursday.

I did find this though and was surprised it was installed - Rangehood!:
(mental note to others - ensure that your rangehoods are ducted to an external vent if detailed on the plans - we don't have external vent as yet!)







Close up photo of under cupboard lights.  I know some people find these ugly.  I actually like them.  I also like the fact that they don't take up all the space in the bottom of the overhead cupboards.


Stairs now varnished and handrail installed - didn't know we were getting that!  Better than having dirty hand prints up the wall!




Vanity Basins
The Basin on the left is the Valentino Stepped Vessel (Lifestyle).  Long story cut short - apparently out of stock, but 3 managed to arrive and not 4.  Confusion on which basins we were having.  So now have the Caroma Basin installed in Powder Room.
Which basin do you like? 



My Bath - well the view from my bath - can't wait to use it!

Week 20 - Fit offs galore!

A meeting on site today with my SS enabled me a good look around and a photo opportunity.  Lots has happened over the last 2 weeks inside, I just couldn't get in to have a good look.


Wardrobe and Cupboard Fit outs

Slight problem in the first picture as the laundry chute is to come down through the LHS of this cupboard.  The shelving is in the way.  Working on a solution with SS.

Bathroom Fit Offs

Nearly there with the bathrooms.  Plumbers there today installing the bath, still need to do basins and basin tapware.  All shower tapware done.  We will look at some changes to tapware post handover!

I wasn't happy with the splashback on the vanity here.  The vanity is 800 wide and the 2 tiles on the splashback are not even, ie 1 is smaller than the other, so therefore the grout line in the middle, looks off centre to the cupboards and vanity hole.  After chatting with the SS, I now understand why.  He said they could fix it up to be lined up, but because of the size of the tile, there would be a raw cut edge along the RHS of the splashback tile which would look rough and unfinished.  So I then asked, what if I was to get the feature tile as per our powder room.  This is an option, however I would have to arrange them and get them to site.  So decision time:
A.  Leave it as is - see 3rd photo below
B. Get the tiles replaced with the grout lined up, however will end up with rough looking tile on outer RHS edge.
C. Source some more tiles from National Tiles as shown here in photo 2 (this is what is left over) of our feature tiles and have this to replace the others.  In process of doing this and pricing it now.

Garage - Internals

Astonishing that all the work goes on around the continual mess on the floor!

There photos show nicely the different colours.  On the LHS is the Stepney Render (Dulux), on the RHS is the Alabaster Wall Paint (Wattyl)






Cooling/Heating Vents

These have all been installed throughout.

Electricals 

Yesterday there were wires hanging everywhere, at 9am this morning there were downlights everywhere.  Trusty electricians busy putting all the fixtures on - downlights, exhaust fans, chinaman hats (ugly as they are!), powerpoints etc. 

Oh, we also have a doorbell!





So we are tracking for Handover by the end of the month.  All other trades booked in to complete everything.....lets see!  Should be flooring next week.

Week 8 - Wrapping, Electricals and more Plumbing

8 weeks in and not far off "Lock-up".  Chat with SS last Friday suggested it would be the end of this week.  However as the Hebel for the 2nd level hasn't started today as supposed to, I think that lock up is more realistically next week - that also means another huge chunk to the mortgage!

Lots of bits and pieces this week.  Didn't quite realise how much till I typed it all up!

Scaffolding
So the 2nd lot of scaffolding was put up last Thursday and Friday.  What a jigsaw, can't believe it takes 2 days to install, but it is pretty impressive.  Much needed for Hebel and Rendering the whole house.







Wrapping
Yesterday the 2nd storey was wrapped in preparation for Hebel today.  As mentioned, not a sole on site though today.

Electricals
All the wiring has now been placed in with all switch and powerpoint point plates in place.  On inspection we are missing:
Washing Machine powerpoint - although I think that perhaps maybe the Electrician is thinking ahead and as the standard placement is 1350 above floor level, perhaps he realises that the WM is to go under a bench and needs to check the height????  Lets hope.  Better check with SS though so that it doesn't get forgotten.





















Bath 
We have a bath frame - one of my favourite bits of the house.  I love a big deep bath.  Lots of controversy getting the bath we wanted, but managed in the end.


Doors
The Front Door (temporary one), internal access door to garage and Laundry Door now all installed.  Lock up is looming!

Preparation for Plaster
Someone has gone happy with fluro pink marking all the areas that need to be squared off in preparation for the plaster installation, which isn't far away.
